Vivante and Hoag Partnership - A Model for Senior Housing

Development opportunities dwindled even for real estate businesses after the 2008 financial crisis. However, noticing the aging population in coastal towns like Newport Beach and Huntington Beach highlighted an urgent need for modern housing tailored to senior citizens. Nexus Development seized this challenge and transformed it into an opportunity.

Expanding its senior living portfolio led to constructing the $130 million Vivante Newport Center. Beyond providing living spaces, Vivante is a strategic senior citizen-focused, health-first residency development featuring 99 apartment units for luxury retirement. Overlooking the calming waves of the Pacific Ocean, the estate is just down the road from Newport Beach’s Fashion Island.

Nexus took an unconventional approach by partnering with Hoag Memorial Hospital Presbyterian to provide round-the-clock professional services in Vivante’s twin local senior facilities’ wellness centers. Hoag had recently launched a Hoag at Home Program, in which physicians visited senior citizens at their homes.

The program quickly grew to 210 workers operating from a 9,000-square-foot space in Irvine. Vivante offered to synergize, giving Hoag the exclusivity of physician offices and physical therapy gyms at Vivante’s dual Orange County facilities. On-site doctor visits, physical and occupational therapy, dementia assessment and neurological evaluation, and clinical trials for cancer screening are only a few of the medical services Hoag provides for Vivante residents.

Despite challenges in securing financial backing for the project, it took Nexus 38 attempts before a bank finally accepted the proposal. By 2013, Vivante Newport Mesa was established. Just blocks away from Hoag’s Newport Beach Hospital, the 296-unit assisted living community on Monrovia Avenue quickly became popular for its better food, indoor Jacuzzi-fitted pool, and abundance of activity. It became the talk of the town, sparking renewed interest in senior housing development projects.

Vivante Newport Center followed suit five years later. The mutually beneficial partnership between Nexus and Hoag provides senior citizens with the ultimate opportunity to age in place.
